What We've Been Seeing at Burton Waters

The first photo is something we're seeing more and more of locally — the timber on many of the original balconies is now around 20 years old, and in some cases the rot isn't always obvious until you get up close.

From a distance they can still look fine, but once inspected properly, some are starting to deteriorate quite significantly due to years of weather exposure. In a few cases, this can begin to affect the structural integrity of the balcony without it being immediately noticeable.

Which Type of Balcony Do You Have?

Burton Waters properties have two common balcony configurations — use the types below to identify yours, then use the calculator further down to get an instant estimate.

Type A — first floor balcony with or without overhead roof Type A

First floor walk-out balcony. Some have a floating roof structure above, others are open — both use the same glass balustrade system fixed into the deck or fascia.

Type B — top floor walk-out balcony Type B

Top Floor Balcony

~4,000 × 1,000mm

Top floor walk-out balcony. Larger run of glass along the front of the property, open above with no roof structure.

Generally, Type A is found on the first floor — some with an overhead roof, some without. Type B is usually on the top floor with a larger open run of balustrade.
